📈 Most Expensive Homes Sold

1. “Frenchay Park House” – ~£4 million (Listed Price)

Currently, the priciest property on the market is Frenchay Park House, a grand 10‑bedroom mansion in the Frenchay area, listed in April 2025 at around £4 million, complete with expansive wings, large gardens, a plunge pool, and a garden house .

Note: Guide price ≠ confirmed sale price, but as of now, it stands as the benchmark for luxury listings.

While it’s unclear if it sold in the last 12 months, its presence indicates Bristol’s top-tier market ceiling.

2. Overseas & High-End Transactions (Actual Sales)

Recent data from Plumplot shows that between May 2024 and April 2025, 165 properties sold for over £1 million, highlighting a healthy volume in Bristol’s luxury segment .

These ultra‑luxury transactions include riverside mansions, refurbished historic homes, high‑end new builds, and stately properties in Clifton, Redland, and Frenchay.

Based on average prices for high-end tiers, individual sales likely ranged from £1 million to £2.5 million.

3. Detached Homes & Premium Sales

Rightmove and Zoopla report average sold prices across Bristol:

Detached homes: avg. £542,908

Semi-detached: £422,649

Terraced: £395,483

Flats: £256,213

In top neighborhoods:

Clifton, Redland, Stoke Bishop, Cotham, and Frenchay often see detached homes selling from £800,000 to over £2 million, depending on size, gardens, and period features.

💡 What Makes These Homes So Expensive

Location: Views, greenery, large plots (e.g., riverside or park-facing properties in Clifton).

Heritage & character: Georgian/Victorian architecture with quality restorations.

Space & amenities: Multiple reception rooms, large gardens, off-street parking, sometimes additional outbuildings.

Limited supply: Just 1.3 % of the market saw transactions over £1 million, making demand strong where stock is available .

📉 Least Expensive Homes Sold

1. Homes Under £100,000

While Bristol’s bottom-end is much lower than its top, these are relatively rare:

Only 108 properties sold in the £50k–£100k range last year .

These are typically small flats, studios, or former social housing units needing major renovation.

For example:

Flats in certain less‑central locations occasionally change hands for £80k–£100k.

2. Properties in £100,000–£150,000 Band

About 352 sales occurred in the £100k–£150k range.

These include modest one‑bed flats, ex-local authority properties, or very small terraced homes needing complete refurbishments .

3. Median & Context

The overall average sale price over the last 12 months: £387,820 .

Average detached homes: £542,908, showing the skew caused by higher-end sales.

Flats average £256,213, so effectively the cheapest REALISTIC HOME option is a small one-bedroom flat in less-demanded zones.

Most Expensive Sold

Likely a £1.5M–£2M+ detached or riverside home in Clifton or Stoke Bishop.

The Frenchay Park House listing at £4M sets top-end potential, but actual highest sale within the last 12 months likely falls just under that.

Cheapest Sold

A small studio or one-bedroom flat in peripheral zones, possibly sold for around £80,000–£90,000.
