The University of South Carolina (USC) has unveiled an ambitious and transformative plan to modernize Williams-Brice Stadium and revitalize the surrounding area, marking one of the most significant infrastructure projects in the university’s history. Phase 1: Stadium Renovation
The initial phase focuses on substantial upgrades to Williams-Brice Stadium, particularly the West and East sides. Key enhancements include the addition of 30 traditional suites and six founders suites, significantly increasing the stadium’s premium seating capacity from the current 18 suites. These improvements are designed to elevate the fan experience and generate additional revenue streams for the athletics department.
Additional planned improvements encompass upgraded concessions and restrooms, a revamped west ground-level concourse, new north end zone seating and amenities, additional loge seating, terrace deck social spaces, and various operational enhancements. The overall seating capacity is expected to decrease slightly to the low 70,000s to accommodate these premium features.
Construction for Phase 1 is scheduled to commence in December 2025, with completion targeted before the start of the 2027 college football season. Funding for this phase will primarily come from capital gifts, suite and premium seating purchases, and related revenue streams.

Addressing Challenges: Floodplain Considerations
A significant portion of the proposed development area lies within the Congaree River floodplain, presenting challenges for vertical construction. Approximately 800 of the 885 acres are situated in the floodplain, limiting development to structures that are not more than one story high. To navigate these constraints, USC is considering the development of recreational fields, golf courses, and other low-impact facilities that align with floodplain regulations.
The university’s 2018 Master Plan identified the need for additional multi-purpose recreational fields, soccer fields, beach volleyball spaces, and tennis courts.
